  • What is included in the lease?
    Licenses are inclusive of utilities, common areas, taxes and building insurance so there is one monthly facility fee. A minimum stall fee will be set, and if a stall exceeds a break point in sales, a percentage of sales is added to the fee payment.
  • What is the cost for a tenant to build-out their food stall, and get it open?
    Element Eatery will provide the stall and kitchen equipment. The facility fee includes property tax, insurance and utilities. The Vendor will be responsible for up-fitting their stall with cooking items, signage, and decoration. Additional startup cost, include but are not limitted to permits, fees and costs associated with authorization with state and local permitting organizations.
  • Are there any operational details available?
    Element Eatery will provide WIFI, a POS system, menu screens, music and entertainment system, scheduled events, and live entertainment. Bathrooms are provided and cleaned by Element Eatery facilities management. In addition, common areas will be cleaned by facilities management, who will also manage all waste removal. Each stall operator will be responsible for and expected to maintain their areas (both stall and common back of house) with a high level of cleanliness and attention to detail. All stall operators will secure their own Health Permit, if applicable, and will be required to maintain certain scores as called out in the license agreement. There will also be a recycling area in the main trash handling area.
